The New American Remodel® (TNAR) 2027 Phase 2: The Transformation Takes Shape

TNAR 2027

The transformation of The New American Remodel 2027 is moving into an exciting new phase. With demolition wrapping up and crews moving into rough-in work, the Nevada home is beginning to reveal the vision behind this year’s remodel.

Even more exciting: TNAR 2027 is one of the two official show homes of the 2027 NAHB International Builders’ Show® (IBS) in Las Vegas. Registered IBS 2027 attendees will be able to tour the home during the show and experience the remodel in person.

From Demo to Rough-In

Phase 2 is all about preparing the home for its next chapter.

As demolition nears completion, the project team is tackling major structural changes while preparing for new mechanical, plumbing and electrical systems.

One of the biggest challenges was a beam in the home’s main hallway that sat below the ceiling level. The team worked with engineers to raise the beam while preserving the home’s existing archways leading toward the primary bedroom area and the garage.

The living room also received a significant structural change. Originally open to a vaulted ceiling, the space is being transformed to accommodate a room on the second floor. Engineering was completed to add four trusses, creating the structure needed for the new upper-level space.

New Home Systems, New House Possibilities

With the structural work underway, the remodeling project is moving into the rough-in stage, where the systems behind the walls begin to come together.

The HVAC system is being completely replaced with a new system supplied by Medea. New condensers and FAUs will provide an entirely new heating and cooling system for the remodeled home.

Plumbers are now running new water lines, while framers are making additional changes based on the architects’ plans. Electrical work will follow, with the existing wiring being removed and new wiring installed throughout the home.

These systems may eventually disappear behind walls and ceilings, but the work happening now will play a major role in the home’s comfort, performance and functionality when the remodel is complete.

Taking Outdoor Living to the Next Level

The transformation extends beyond the home’s interior.

The pool is being redone, while a new outdoor kitchen will create a dedicated entertaining space. The backyard will also feature torch and other lighting elements to make the outdoor space inviting after sunset.

In the back of the home, the team also added a walkway connecting two decks. The new connection eliminates the open gap between the decks and creates a more functional flow through the outdoor spaces.

The property was once heavily covered with trees and vegetation, making it difficult to see the home in its entirety. That vegetation was cleared, it opened up views of the house and gave the project team a much better canvas for the exterior transformation.

As the exterior work progresses, the home’s new look will begin to emerge.
