The journey to build The New American Home 2026 (TNAH 2026), an official show home of the 2026 NAHB International Builders’ Show® (IBS) is already making waves. From its forward-thinking design to the ambitious engineering behind it, Phase 1 of the project sets the stage for one of the most unique custom homes the industry has seen. Designed to serve as both a private residence and a space for philanthropic entertaining, this home is not only breaking ground in Central Florida, but also new ground in what’s possible.

A Unique Project with Unprecedented Features

From the start, the team knew this would be unlike any other show home. Building a basement in Florida is virtually unheard of due to the state’s high water table, but the rare qualities of this lot made it possible. This opportunity unlocked the ability to construct a 13-foot-deep underground parking garage capable of housing more than a dozen vehicles — a feature made even more innovative by the inclusion of a car elevator in place of a traditional driveway.

Innovation in Building Materials & Construction Methods

TNAH 2026 will illustrate lifestyle design and cutting-edge building techniques and materials. Structural features such as cantilevered beams demonstrate how advanced materials can support large spans and heavy loads, all while allowing for higher ceilings and an open, airy interior.

Waterproofing technology plays a crucial role in making underground features viable. Michael Wenrich, Principal of Michael Wenrich Architects, said, “It’s an opportunity to show what building materials and construction methods can do.” The 13-foot basement, built beneath an 8,000-square-foot home, is a testament to what’s possible when design, engineering and construction align around a bold vision.

Built on Collaboration

Behind every innovative element is a broad and dedicated team. From builder Alair Orlando Partner Daniel Kennerly and homeowner Jason Eichenholz to the design team, landscape architects, structural engineers, interior designers and vendors, this home is the result of a deeply collaborative spirit. Teamwork is a necessity for a project of this scale and complexity.

Everyone involved shares one common goal: delivering a home that pushes the limits of design and engineering while maintaining the warmth and functionality of a private residence.

As construction progresses beyond Phase 1, The New American Home 2026 promises to be a standout at the Builders’ Show and a powerful example of what’s possible when vision, innovation and teamwork come together.

Stay tuned for more behind-the-scenes insights as this truly exceptional home comes to life.

Tours of TNAH 2026 are only available during the Builders’ Show in Orlando, Feb 17 – 19. Registration for the show opens Sep 2. Mark your calendars so you can tour this official show home.
