The New American Home® 2022 (TNAH) is taking shape in the trendsetting community of Laureate Park at Lake Nona. Designed by BSB Design and built by Envy Homes with Tavistock Development Company as the developer, this three-story home boasts 4,646 square feet of living space.
The vision for this home was simplicity. They wanted a unique design that is both readily attainable and easily reproducible for industry professionals looking to glean concepts that they can implement into their home designs. As they broached this project, the goal was to keep the home under $2 million.
“Many homes in the past … have been extravagant and elaborate,” states Steven Earl, president of Envy Homes. “This house has the flexibility to be sized down to fit into many different buyer profiles.”
The home sits on a 50 foot by 120-foot lot, which isn’t a huge lot, especially with an alley load. “We felt that the courtyard concept would maximize the potential of that space. All of the major areas of the house are open to the courtyard, and it kind of puts you into your own little oasis,” notes Ed Binkley, director of design for BSB Design.
“You can go up to the rooftop and see that you’re in a metropolis, see the airplanes coming into the airport, and see the downtown center. The house is really a two-story with a magnificent terrace up top,” explains Earl.
The outdoor living space is welcoming and enjoyable. The terrace provides plenty of seating areas, a pergola and an outdoor kitchen with a grill. The courtyard space can be used in many ways, such as a pool, a lawn/garden or a little playground.
“The beauty with the courtyard and a rear-entry garage is that you maximize the use of the lot,” notes Binkley. “By putting the [courtyard] in the center of the home versus the rear … it [creates] more flexibility, livability and security.”
The home was purposely designed to hold many different “flex spaces” which are important to today’s homebuyers—whether it’s a tech space, homework space or a home office. One such flex space is an exercise room that ajoins the master bedroom, yet is still separate, which can be easily accessed by all.
The house can be adapted in many ways to make it your own. “I think it’s really easy to picture yourself living there. We’re quite proud of it,” says Binkley.
The New American Home is a symbol of energy efficiency. It is designed to exceed requirements for certification to the Emerald level of the National Green Building Standard™ and is targeting the EPA ENERGY STAR® certification, DOE’s Zero Energy Ready Home certification as well as EPA’s Indoor airPLUS certification.
