Now in its 36th year, The New American Home® (TNAH), The Official Show Home of the annual International Builders Show™ (IBS). Sun West Custom Homes is designing and building this year’s edition, and when completed, it will be 9,028 square feet and incorporate a wide variety of contemporary-modern design, characterized by minimal decoration, abundant glass and flat rooflines.
When Daniel Coletti, president of Sun West Custom Homes, designed TNAH 2019, he had three goals in mind: energy efficiency, cool views and cutting edge.
Cutting Edge.
“I’ve always been intrigued by single-sloped rooflines, and we integrated that into the initial concept,” notes Coletti. When the design was well received by everyone, Sun West moved forward with it. “I’m excited by how it’s taken shape.”
Cool Views.
The view of the Las Vegas strip is from the back of the property, so Coletti knew that the main living spaces—the great room, the kitchen and the master bedroom—needed to be positioned at the rear of the home to take advantage of the incredible views.
But the front of the house wasn’t overlooked. The front walkway runs alongside a glass-enclosed garage, offering a unique space to display cars. Coletti notes: “Car fanatics are going to love the approach to this house.”
Energy Efficiency.
Sun West’s goal with TNAH is to achieve a HERS rating of less than 50. “Manufacturers have really stepped up and helped us to select their best products to get us there,” says Coletti.
He concludes, “Knowing there might be 15,000 to 20,000 people coming through our home, I want people to understand that the design is always maturing, and appreciate the mixture of design, products, the lot, the view and the aura that the entire home will give off. I’m hoping that a lot of people will really enjoy their visit and leaving saying, ‘Wow, I can’t believe they did that’ when they come and look at the 2019 New American Home this year.”
