Phase 4 of The New American Home® at IBS 2026

TNAH 2026

With each phase of construction, The New American Home (TNAH) comes more into focus, and Phase 4 marks a pivotal moment in the build as innovation moves to the systems and details that define how the home lives, breathes and performs – to create a phenomenal home.

As one of two official show homes of the 2026 NAHB International Builders’ Show® (IBS), TNAH is designed to highlight what’s next in residential construction. So many new products debut at the Builders’ Show each year. Not only will you be able to see these new products at IBS, but you’ll be able to see them installed in a home.

From Structure to Systems

In Phase 4, the home transitions from a framed structure to a high performance residence. This stage focuses on integrating critical systems that elevate efficiency, comfort and durability.

Primary areas of progress include:

  • Installation and coordination of mechanical, electrical and plumbing systems.
  • Advanced energy-efficiency strategies working behind the walls.
  • Careful planning to ensure systems operate together, not in silos.

This phase is all about how thoughtful execution and collaboration among trades are essential to delivering a home that performs as beautifully as it looks.

Built for Efficiency, Designed for Living

Phase 4 underscores one of TNAH’s core principles: performance should never come at the expense of livability.

As systems come online, the home begins to reflect how future-focused construction supports real-world living. From improved indoor air quality to smarter energy use, the decisions made during this phase directly impact homeowner comfort, long-term operating costs and overall sustainability.

Every component is selected and installed with intention, demonstrating how builders can balance cutting-edge innovation with practical, buildable solutions.

Collaboration in Action

One of the most compelling aspects of Phase 4 is the collaboration it requires. Over 65 trade partners, manufacturers and the build team work to coordinate and ensure that systems fit seamlessly within the design.

This stage offers a behind-the-scenes look at how strong partnerships and precise planning turn complex ideas into real-world results, a takeaway that resonates with builders navigating similar challenges on their own projects.

A Preview of What IBS Attendees Will Experience

Phase 4 brings TNAH closer to becoming the immersive learning experience IBS attendees will explore in person. As the home evolves, it becomes a living case study in:

  • Modern building science.
  • Innovation-forward product integration.
  • Scalable ideas builders can apply to homes of all sizes and styles.

When attendees tour The New American Home at IBS 2026, they’ll see the results of decisions made during this critical phase, not just finished surfaces, but the performance-driven thinking beneath them.

Looking Ahead

With Phase 4 complete, the momentum continues as the home moves toward its final form. Each step brings new layers of insight into how today’s best practices are shaping the future of residential construction.
