The Two Official Show Homes Are Underway

The two official show homes of the NAHB International Builders’ Show® (IBS) are underway in the Orlando area.

The 2021 New American Home® (TNAH) is located Winter Park, a picturesque community located just north of Orlando. This city of 800,000+ is known for its bricked streets, vibrant shopping and picturesque parks and lakes.

While previous editions of the TNAH were constructed on large lots, the 2021 home is being constructed on a mere 0.12 acres.

“The 2021 home is urban and about location,” states Phil Kean, Owner of Phil Kean Designs. “The project was originally a series of townhomes, and we took the two smallest townhomes and combined them to make a single-family home.”

The home’s design consists of three-levels totaling 4,397 square feet of living space. The ground floor features a three-car garage and two guest bedrooms. The second floor is where the owner’s suite is located and will include a luxurious bath and walk-in closet. This floor also will host a lounge area with a terrace, laundry room and a home gym. The top floor is dedicated to the common living space and will include a beautiful kitchen, great room and two balconies to enjoy the tree-topped canopies for which Winter Park is also known.

Kean feels that this home is ideal for someone who wants both a walkable community and all the luxuries of a beautifully designed, newly constructed home.

The 2021 New American Remodel® (TNAR) is located just six minutes from TNAH. Originally built in 1973, it is a mid-century modern lakefront that draws an architectural lineage from Frank Lloyd Wright. The uniquely designed home boasts five levels with a variety of angles and different ceiling heights, which is what initially attracted Rob Smith, owner of E2 Homes, to the project.

“There are a lot of different [architectural] elements that you don’t see in homes today,” notes Smith. “This is a fun aspect of the home but also one of our challenges – [finding ways] to make [the home] more livable … and accessible.”

When the renovations are complete, it will transform the five-level home into four and add approximately 1,400 square feet of living space for a total of 5,474 square feet. The finished home will feature six bedrooms, six and a half baths, a two-car garage, a pool, a wine room, and a courtyard with numerous indoor-outdoor living features.
