Introducing The New American Remodel® (TNAR) 2019

The 2019 New American Remodel

A Look Into The New American Remodel
This year’s New American Remodel is a home built in the 1950s in downtown Las Vegas. “The first thing we wanted to do was find a property that wasn’t in a master plan,” states Michael Gardner, principle for Studio G Architecture & Luxus Design Build. “We wanted to blend West Coast design with living on the farm—taking advantage of nature … so we searched for a property that had a rural agriculture zoning designation.”

Once the property was secured and work began, the team knew that they’d uncover a lot of unforeseen challenges. And they were right. When they removed the roof, for instance, they found there was no rebar and no grout in the existing CMU walls. “We had to get creative with engineering. We cut back about 18 inches behind the CMU walls, poured new footers and turned those into structural walls,” notes Gardner. In doing so, they were also able to address some thermal issues.

When completed, TNAR will be approximately 5,200 square feet and include four bedrooms, a three-car garage and RV garage. There will be citrus trees and fresh vegetables grown on the property, and as such, the kitchen is designed to be farm-to-table and even includes an urban cultivating refrigerator—which is used to grow herbs indoors.

Outside, visitors will notice less hardscape and more organic materials, such as interlocking wooden decking tiles. Gardner’s hope is that these special materials will bring a “completely different feel” to the reworked space.
